RS Premium Flake at a glance

If you want the best-looking, hardest-wearing floor PITLANE Surfaces offers, this is the system we recommend first.

Bare or painted concrete can make a garage feel dusty, unfinished and difficult to keep looking clean. RS Premium Flake gives the space a finished look while creating one continuous surface with no grout lines, tile joints or repeating pattern.

The full decorative flake helps disguise dust, tire marks and small scuffs, while the clear topcoat seals the system and makes routine sweeping and mopping simple.

Rather than being positioned as the fastest floor we can install, RS Premium Flake is about taking the time to prepare the concrete correctly, build the coating system properly and achieve a high-quality finished floor.

How it’s built

What is a flake garage floor?

A flake garage floor is built up in layers on top of your existing concrete. It is bonded to the slab, not laid over it.

The result is a seamless, hard-wearing garage floor with no grout lines, joints or loose edges where dirt can collect. The full-flake finish creates a clean, premium look while helping disguise everyday dust, tire marks and minor wear. It is easy to sweep, mop and maintain, making it a practical upgrade for garages that need to look good and handle regular use.

Is it an “epoxy” floor?

Many people search for this kind of floor as an “epoxy garage floor”. Epoxy is one of the resin types used in coating systems like this one. PITLANE Surfaces confirms the exact products for your garage as part of the quotation, because the right specification depends on your slab and how you use the space.

The finish

What RS Premium Flake looks like

The flake is what gives the floor its character. It creates a stone-like, textured appearance that has become the most popular finish for premium residential garages.

Hides everyday use
Tire marks, dust and small scuffs disappear into the pattern in a way they never do on a plain painted floor. Darker, busier blends generally hide marking best, while lighter blends can make a garage feel brighter and larger.

42 flake colours

PITLANE Surfaces supplies RS Premium Flake in 42 PowerCOAT flake blends — from near-blacks like Obsidian, Raven and Carbon, through warm neutrals like Mushroom, Sandstone and Weathered Gray, to blues like Smokey Blue and Tidal Wave.

Most customers choose a blend to suit their vehicles, cabinetry and wall colour. Flake looks different in a real garage under real light — ask for samples before you decide.

Our flake floors are installed at a full flake broadcast, meaning the floor is saturated with flakes until all imperfections are hidden.

Preparation first

Why PITLANE Surfaces takes two days

RS Premium Flake is a two-day installation because most of the first day goes into the concrete rather than the coating.

Correct preparation is the single biggest factor in how long a resin floor lasts. RS Premium Flake is a professional resin flooring system, not paint rolled over an existing garage floor — and the preparation stage is what makes that true.

How PITLANE Surfaces installs RS Premium Flake

Every installation in Greater Victoria starts with an assessment of your concrete.

The concrete
01Assess
We inspect the slab — its general condition, moisture risks, any existing coatings, contamination, cracks and defects.
02Prepare
The concrete is mechanically prepared to create the right surface profile for the coating to bond to.
03Repair
Suitable cracks, defects and damaged areas are treated as agreed for your project.
The coating
04Base coat + flake
The resin base coat is applied and the decorative flake is broadcast across the floor for the full-flake finish.
05Scrape + prepare
Once cured, excess flake is removed and the surface is prepared to the required texture and consistency.
06Protective topcoat
A clear topcoat completes the system and creates the final sealed surface.

Warranty

The 15-year limited residential warranty

Qualifying RS Premium Flake installations are backed by PITLANE’s 15-year limited residential warranty, giving you added confidence in the quality of the installation.

What it covers+

Qualifying coating adhesion and installation failures on residential RS Premium Flake installations, when the system is installed on a properly prepared and approved substrate. Coverage remains subject to PITLANE’s full warranty terms, substrate requirements, care requirements and exclusions.

What it does not cover+

Normal wear, physical damage, misuse, structural movement, and cracking or failure originating within the underlying concrete are not covered, unless expressly stated within the applicable warranty. Those are conditions in the slab or in how the floor is used, rather than in the coating system itself.

Commercial projects+

Commercial warranty periods are determined according to the application, the expected traffic and the operating environment.

Full terms, conditions and exclusions are set out on the Warranty and Care page.
Outdoors

Can RS Premium Flake be used outside?

RS Premium Flake is primarily a garage flooring system. It can suit other properly prepared concrete areas, depending on the environment, the substrate and the specification.

UV exposure, weather, moisture, temperature and slip-resistance requirements are all different outside an enclosed garage, so PITLANE Surfaces assesses exterior applications individually rather than assuming a garage specification is right for a pool deck, patio or driveway.

For dedicated exterior surfacing in Greater Victoria, an RX system is often the better choice:

FAQ

Common questions about RS Premium Flake

Have questions about RS Premium Flake? Find the answers below, or contact PITLANE Surfaces for a free garage assessment.

How long does an RS Premium Flake floor take to install?

Typically two days on site. The exact time depends on the size and condition of your garage, how much preparation and repair is needed, and the temperature and humidity during installation. PITLANE Surfaces confirms the schedule before the work is booked.

Is RS Premium Flake the same as an epoxy garage floor?

Epoxy is one of the resin types used in garage floor coatings, and many people use “epoxy floor” as a general term for all of them. RS Premium Flake is a multi-layer resin system with a decorative flake broadcast and a protective clear topcoat. PITLANE Surfaces confirms the exact specification for your garage with your quotation.

How much does a flake garage floor cost in Greater Victoria?

It depends on the size of the garage and the condition of the concrete, because preparation and repair vary from slab to slab. PITLANE Surfaces gives you a fixed price after the assessment rather than a square-foot rate that changes once work starts.

Will it hide marks and stains?

A full flake finish hides everyday marking well — tire marks, dust and small scuffs blend into the pattern. Darker and busier flake blends hide the most. The topcoat also resists many common automotive fluids, though spills are best cleaned up promptly.

Can you install over my existing painted or coated floor?

Existing coatings, paint and sealers have to be mechanically removed before a new resin system goes down. That is part of the preparation stage. What is found underneath is occasionally a surprise, which is another reason the assessment comes first.

What if my garage floor is damp?

Moisture moving up through a slab can push a bonded coating off it, so PITLANE Surfaces checks for it at the assessment. Where moisture makes a bonded resin system unsuitable without extra preparation or mitigation, GT Gridtrack modular flooring is usually recommended instead.

Do you work outside Greater Victoria?

Greater Victoria is PITLANE’s primary service area. Customers elsewhere on Vancouver Island or in the Lower Mainland are welcome to get in touch to discuss project availability.

Do you do commercial garages and workshops?

Yes. RS Premium Flake and the other PITLANE systems can be specified for commercial environments, with the specification and warranty period set according to the application, traffic and operating conditions. Contact PITLANE Surfaces to discuss a commercial project.
